This is a home suitable for a beach hood; though it's not a beach lot.  It's best placed so that it overlooks the water in any hood, beach or regular.

Ground level

Main level

Upstairs level

The house comes unfurnished but here's a picture of a decorated living room, to give you some inspiration.

Residential
Lot Size: 2x3
Cost: Less than 24,500
Finished inside, but unfurnished

3 Bedrooms, 3 baths, plus Great Room with fireplace, Sun Room, and unfinished walk-out basement.

Meshes needed:

Independent Expression doors available on ModTheSims2.
You may want to go ahead and download all four posts of this expansion, as they're very useful, but the one I've linked is the only one that you absolutely need.

You'll also need the Summerhouse Set of windows by Sophisim found here.

The fireplace is from Simply Styling's Living Room 5, go to "meshes for objects" and then page 9 of living rooms here.

I have all the free stuff from EA Sims3 store and some of the paystuff. I may sometimes use them in my houses and if you don't have them they will be replaced by the original objects in your game.

 thankyou

The house comes unfurnished, since I haven't learned to do recolors yet, so the furniture in the picture is just to give people an idea of how they can decorate the house.  BTW, some of the furniture is Enrosadira's Magic Vine Living room.

Thanks!  And doesn't your furniture look nice in it?  Smiley

I love building on small lots and try to make the space seem bigger than it is... or carve out as much useful space as I can.  It's often more about careful layout of furniture than size and shape of room... but you probably already know that.  Smiley
